When initially constructed, this Class A office space was designed with 110,000 sf of Monolithic Membrane 6125 in Protected Membrane Roof (PMR) application. Much of the space was designed as amenity deck incorporating Hydrotech’s Ultimate Assembly paver on pedestals. One of the selling points of a PMR is its versatility. As tenants and use cases change the roof design can adapt with a minimum of work and modifications to accommodate the change.

In 2018/2019, Skidmore, Owings & Merrill hired an independent consultant to assess the existing condition of the roof and found that Monolithic Membrane 6125® was in excellent condition! The original Hydroflex 30 and flashings were removed. New 215 mil MM6125 assembly installed over the existing membrane MM6125 with new flashings. Various penetrations added for the new terrace design.

The design/construction team were even able to reuse the pavers from the originally assembly to complete the 22,500 square foot (2322.58 square meter) renovation, which also included LiteTop® growing media and components used in the Garden Roof portion of the amenity space.
